Should I buy or rent?
Some people buy a holiday home with the idea of turning it into a permanent retirement home down the road. Others like the tax benefits or wish to expand or diversify their investment portfolio. Owning brings the benefit of having your own place, becoming part of the community, blending into the daily fabric of the area, and living in all its seasons. Ownership brings great benefits, but also the responsibilities of home management and maintenance. Income property, on the other hand, generally must be owned, else turning a profit on it is impossible as it isn't yours to lease or rent.
When is a good time to buy?
NOW because South Italy is still experiencing an active property market. Prices are still steadily increasing as they have done year on year for the last 5 years. There is an increase in the number of available listings, providing potential buyers with greater choice of low price properties from which to select. These factors combine to make this a great time to buy property.
What costs will come along with owning a second home?
As with ownership of any property, there are mortgage, utilities, insurance, and maintenance and repair costs. If you’re thinking of renting your property, or using the property seasonally, it’s best to have a property manager or caretaker who can check in on the property and deal with issues that arise. If you’ll be renting the property, you will also have agency commissions associated with each group of tenants. Many owners prefer to have lawn care and cleaning services to keep the place in ready-to-use condition.
What is the difference between an offer and a purchase & sale?
The Offer is the legal document, which is signed by both parties when a buyer and seller agree on the initial terms of the sale. The Purchase and Sale is a more detailed, lengthy legal document, which is often executed after certain contingencies (such as inspection) have been completed. When either document is signed by both the buyer and seller, they constitute a legally binding agreement. Be sure to consult with your lawyer before signing any legal documents.
Do I need permission to purchase a property in Italy?
No and as an EU citizen you are entitled to purchase a property without restrictions.
Can I own freehold property in Italy?
Yes.
Is there Inheritance Tax in Italy?
In October 2001 the Italian government approved law 383/2001 abolishing inheritance tax and gift tax between spouses and other relatives to the fourth degree of relationship. If there is no relationship then gift tax is payable on the value of the asset gifted currently over and above euro 180,760.
Do I need to be present in Calabria or Italy to complete the transaction?
No, you can give power of attorney to your lawyer.
Are there mortgages available in Italy?
Yes. Local Italian banks offer mortgages, the process is often more straightforward than othe European countries, always seek professional advice before taking out a mortgage
Can I transfer money in and out of Italy?
Yes, money can be freely transferred between EU countries.
What happens with household bill payments ?
Direct debits can be set up through your lawyer, however bill payment services are often set up by estate agents who offer a bill paying service for an annual one off fee, this saves time and hassle especially in non-English speaking country such as Italy.
What if I want to live in Italy permanently and become an Italian resident?
As an EU citizen you are entitled to reside and work in Italy as long as you like. You will need a Codice Fiscale which is a National Insurance/ Social Security number. If you want to work in Italy you will need a Carta di Soggomio. You will be given all the necessary guidance on this.
Should I make an Italian will?
Once you have purchased a property in Italy it is highly recommended that you have a Will drawn up. Wills are strictly private and confidential and do not interfere with any main Will made in your own country.

Should I learn the Italian language?
If you are planning to live and work in Italy then it is essential that you speak the language. If you just intend to reside or visit your enjoyment will be greatly enhanced if you can speak some conversational Italian.
Can I work in Italy?
Yes. The single European Act of January 1 st 1993 created a single European market allowing all EU nationals to work in all member countries.
What is driving like in Italy?
Driving on the right hand side fo the road only takes a few days to adjust to. The main roads in general are very good and less congested than in the UK. The Italian government is spending millions of euros on the infastructure especially in the south of the country. The mountain roads tend to be very windy drive with caution.
What are the schools like in Italy?
Education is free and compulsory for children between the ages of 6 and 16 years. For very young children there are Scuole Materna or Kindergartens.
Is Healthcare available in Italy?
The Italian National Health System or Servizio Sanitario Nazionale offers low cost, high standard health care. A residency permit allows you to register with the local health authority – L'Unita Sanitaria Locale.
